House Rules and Refund Policy

The owner of the Apartment is: Anna Olechnowicz, Tax ID (NIP): 5782068976, REGON: 542505921, Nenckiego 120/2, 52-223 Wrocław, Poland.

The terms “Booker” and “Guest” refer to the person who made the reservation and are used interchangeably. “Guests” in these regulations refer to the group staying at the property based on a completed reservation.

The terms “Owner” and “Host” are used interchangeably and refer to the owner of the Sea & Woods Stay apartment number C328 and parking space number 59 in the underground garage at Sea & Forest Resort Międzyzdroje.


House Rules – Sea And Woods Stay Apartment at Sea & Forest Resort Międzyzdroje

Location and Check-in

The apartment is located at Sea & Forest Resort Międzyzdroje, ul. Ustronie Leśne 13, 72-500 Międzyzdroje, Poland. The apartment is not serviced by the resort reception — check-in is fully electronic.


Check-in and Check-out

Check-in: 4:00 PM – 11:00 PM

Check-out: by 11:00 AM

Any deviations from these hours require host approval, as they may require generating new access codes for the apartment.


No Smoking

The apartment is strictly non-smoking. Smoking is prohibited in the apartment, the building, on terraces, balconies, and in the underground garage. Smoke detectors and fire safety systems are installed in the apartment and building. Violation of this rule may result in a financial penalty imposed by the resort and the apartment owner — the minimum penalty is PLN 800 (approx. EUR 190).


Pets

For the comfort of all guests, pets are not accepted in the apartment.


Noise and Quiet Hours

Please observe quiet hours between 10:00 PM and 7:00 AM to avoid disturbing other guests.


Safety and Responsibility

Guests are responsible for their own safety and personal belongings. Corridors are monitored, and unauthorized entries may be identified. Please ensure doors are properly closed when leaving the apartment.

The apartment does not have an automatic power shut-off system. Please turn off appliances such as the iron, oven, and induction cooktop, and ensure taps are closed.

Please use energy responsibly, for example by lowering the thermostat instead of cooling by opening balcony doors.


Cleaning and Order

Guests are required to keep the apartment clean and leave it in a tidy condition after their stay.


Furniture and Equipment

Please use furniture and equipment carefully. Cleaning supplies provided must be used only for their intended purpose. Towels, bed linen, and bathrobes must not be used for cleaning (e.g., wiping floors or spills). Guests may be charged for damages or missing items.


Parking

Guests have access to parking space no. 59 in the underground garage, near the elevator and entrance to building C/D. Please park only in the designated space. If the space is occupied, please contact the host.


Waste Separation

If disposing of waste independently, please separate waste according to resort rules: mixed waste, plastic, glass, and paper.

Cancellation and Refund Policy

Cancellation and Refund Policy – Sea & Woods Stay

At Sea & Woods Stay, we understand that travel plans may change. To ensure full transparency, we present the following cancellation and refund rules.


§1. Reservations Made via External Platforms

The apartment may be booked through various popular platforms as well as directly. The cancellation policies of the platform through which the Guest made the reservation always take precedence.

If the platform through which the reservation was made does not provide other rules and the owner has incurred costs related to the reservation, the full refund will be reduced by the costs charged to the owner related to payment transfers and possible currency conversion. The owner will refund exactly the amount that was credited to their account via the payment platform used by the Booker. The amount received by the Guest may be lower than the amount paid due to the costs described above. In the case of payments in a currency other than PLN, the Guest will receive an amount reduced by currency conversion costs according to the rules of the bank where the Guest holds their account.

By making a reservation, the Guest accepts the above terms.


§2. Reservations Made Directly

The apartment may offer fully refundable, partially refundable, and non-refundable booking options. Before making a reservation, the Booker is obliged to familiarize themselves with the rules applicable to the selected option and, by making the reservation, confirms that they have read and accepted these terms.

For reservations made directly via the Sea & Woods Stay website or official social media channels, unless otherwise agreed, the following rules apply:

1. “Full Refund”

The full refund will be reduced by costs charged to the owner related to payment transfers and possible currency conversion. The owner will refund exactly the amount that was credited to their account via the payment platform used by the Booker. The amount received by the Guest may be lower than the amount paid due to the costs described above. It may also be lower than the amount refunded by the Owner due to costs that may be charged by the payment platform chosen by the Booker when transferring funds back to the Booker. In the case of payments in a currency other than PLN, the Guest will receive an amount reduced by currency conversion costs according to the rules of the bank where the Guest holds their account. By making a reservation, the Guest accepts the above terms.

If the Booker cancels the reservation up to 120 days before the planned arrival date, they will receive a full refund under the rules described in this section.

By booking the “full refund” option, the Booker acknowledges that the refunded amount will be reduced by the transfer costs described above in both directions and agrees to this. This rule is intended to protect the Owner from bearing costs resulting from changes in the Guest’s decision.

2. “Partial Refund”

The Booker will receive a partial refund if the reservation is canceled between 119 days and 30 days before the planned arrival date. For reservations of up to 6 nights, the fee for the first night will be deducted at the rate applicable at the time of booking. For stays longer than 6 nights, the amount for two nights will be deducted at the rate applicable to the first two nights of the reservation made by the Guest. Refund amounts will be calculated based on the booking values. The amount received by the Guest may be reduced by transfer and currency conversion costs if the payment was made in a currency other than PLN. These are costs beyond the Owner’s control. By booking the stay, the Booker agrees to this.

3. No Refund

If the Booker cancels the reservation less than 30 days before the planned arrival date, no refund will be granted.


Reservation Changes

For direct bookings, Guests may request a change of stay dates, subject to availability and payment of any price difference for the new dates.

If the date change results in less favorable cancellation conditions for the Owner, the Booker will be required to cover those costs. If the request is made less than 30 days before check-in, it will be treated as a cancellation and considered non-refundable.


Refund Processing

Refunds (if applicable) are made to the same payment method used for the reservation.

Processing time is usually 7–14 business days, depending on the bank or payment provider.


§3. Force Majeure

In the event of unforeseen circumstances beyond the control of the Guest or the property (such as natural disasters, government restrictions, or extraordinary situations), we will make every effort to offer a flexible solution — including a change of stay dates or a partial refund — at our discretion.
